Five-Star Comfort Powered by Intelligent Building Insights
A five-start resort in Dubai has been seeking the most effective way to offer exceptional comfort that also supports their goals for efficiency and energy management. They turned to Honeywell for help – and much like their guest service, their results have exceeded expectations.
THE CHALLENGE
- Reduce energy use year over year throughout the 750,000 sq ft resort
- Monitor and improve progress toward sustainability goals
- Transition from reactive to proactive maintenance
- Increase visibility of operations and key performance indicators (KPIs) at portfolio level
- Assess whether to expand capabilities to other properties
THE SOLUTION
As Dubai’s closest beachfront resort to downtown, this five-star resort in Dubai combines ultra-spacious accommodations, nine acclaimed dining venues, and world-class recreation on a 14-acre stretch of natural coastline. To uphold this level of fivestar luxury, the property sought a smarter way to manage comfort, energy efficiency, and operations across it 237 guest rooms, suites, and expansive amenities. They sought deeper insight, efficiency, and responsiveness through an advanced building management system and predictive analytics that could be adopted across multiple properties.
The goal: Reduce energy use year over year to improve both operating costs and sustainability efforts.
To do this, the facility team needed better insight into how energy was being used throughout the 750,000 sq ft property. That also called for greater insight into equipment performance to reduce the cost and disruptions of reactive maintenance. Finally, leadership needs to monitor all KPIs remotely, particularly if other properties adopt these capabilities.
The resort asked Honeywell to set up a oneyear program with its signature platform, Honeywell Forge for Buildings.
The property already has a third-party building management system (BMS) and Honeywell INNCOM guestroom automation to help optimize guestroom energy use. The Honeywell Forge platform integrates seamlessly with these to provide cloud-based analytics of sitewide data and performance. They are using two modules: Carbon & Energy Manager, and Predictive Maintenance.
After establishing the building’s performance baseline, Carbon & Energy Manager uses machine learning to analyze sitewide energy use, with recommendations for improvements and theoption to let the system automatically adjust energy use based on realtime needs and conditions.
Likewise, Predictive Maintenance uses continuous analytics to identify the earliest anomalies in equipment performance, helping flag maintenance needs before disruptions occur, and before guests notice.
Altogether, this has given staff a comprehensive view of energy use and performance throughout the site, helping them make improvements to both energy efficiency and equipment performance. KPIs, benchmarks, and trends are also documented as clear visuals that have made it easy for multiple teams to assess results and next steps.
The results? Post first-year deployment, the program has delivered on expectations, and the five-star resort is now looking to take the next step, scaling these same capabilities to additional properties in the region.
THE RESULTS
- Machine Learning achieved year over year energy savings by autonomously implementing a dynamic chilled water reset, eliminating the need for manual programming and seasonal tuning (290.5 MWh, 195 metric tons of CO2-equivalent emissions)
- Baseline quality checks rapidly identified major sources of energy waste: sensor issues for central AHU and humidity; 43 zones with excess setpoints; chiller bypass valve 100% open
- Enabling facilities team to shift from reactive to proactive maintenance
- The building-management team has easy access to clear, actionable KPIS and recommendations, such as preventive service for asset longevity
